Igloo Crowd is a Property Crowdfunding platform.  Their business model utilises expertise from RICS surveyors to their own developers with an aim to acquire properties that are below market price to either sell or let.  Each property is established as an SPV to allow investment into a limited company.

Buy-to-Let investments give the investor a monthly income and a share in any profits when sold, whereas a “Buy-to-Sell “property will only release invested funds when the property is sold.

With each investment displayed on the platform, they provide information such as Property overview, the area, financials, additional documents and the opportunity to ask questions. 


An initial investment fee of 5% for onboarding investors, transaction costs and administration is charged to the investor.  For Buy-to-Let projects a charge of 10% management fee on gross income, this covers the process of overseeing and management of the investment.  As the platform operates a profit share model they receive 15% of the net profit when the property is sold at the end of the investment term.
