Futurebricks are looking to democratise real estate investments by giving small to medium-sized property developer’s access to funding. Thus allowing investors access to asset-backed property investments. 

Investor dashboard

The platform provides a dashboard, a place where the lender can manage and monitor their investments. When choosing an investment, the lender can view each project and their: investment summary, financials, planning permission, borrower’s track record, location and book a site visit. Regular updates are provided on the dashboard, from inception to the final stages and completion of the development. A minimum investment of £500 is required and the platform offers the lender the opportunity to earn up to 12% p.a. 

Futurebricks use an E-Wallet system which is essentially a segregated custodian escrow account.

How the platform manages risk

They follow a three-step process when assessing providers/borrowers they work with. Taking in to account: Investment strategy, due diligence and investment assessment.  When considering the investment/property they take into account the potential macroeconomic and local property market characteristics which can influence the investments overall expected return.  The transaction risk assesses the complexity of the investment from funding and execution perspective and the investment provider risk which assesses the experience and competency of the provider/borrower.

Futurebricks state “Most of our investments fall around the middle of our risk appetite, with few opportunities either falling into the very low or high relative risk. It is important to note that there are a number of disqualification criteria that we use which means an investment that scores less than 5 across all three risk metrics could still fail our risk assessment.”  Read more here

Fees

Fees are charged to the borrower which is set out in accordance with their Loan Agreement.  There are no fees charged to the lender.

Withdrawal of funds

The lender can withdraw the interest they have received at any time and the principle amount at the end of the term for the relevant loan
